Proudly offered for sale by the Knight Family after four generations, 'Three Mile Creek' is a large scale property comprising of 2,544 hectares (6,286 acres) within the renown Dunedoo District. The property boasts expansive infrastructure with a full body of feed and full water storage, Three Mile Creek is ready to go into full production.
Three Mile Creek was originally purchased by the Knight Family in 1956 by Peter and Beatrice Knight, comprising of 800 hectares. In the early 1960's the family then purchased additional land directly to the East of their position bringing the total holding to the 2,544 hectares it is today. Over the years pasture and land improvement have resulted in approximately 1,226 hectares arable land, 532 hectares of open grazing, 250 hectares of timber grazing and 525 hectares of green timber.
The property consists of gently undulating country rising up to 550 metres above sea level. The soils range from ironstone ridges to basalts on the hills. The creek flats are majority sandy types with good areas of lighter loams on the cultivation.
Three Mile Creek is conveniently located 22km from Dunedoo with easy access to the major service centres such as Dubbo 80km, Mudgee 80km and 3.5 hours from Sydney.
Well watered, the property utilises 26 strategically placed dams (majority of which are 2,000m3 and up to 15,000m3) used to capture surface water run off via an intricate network of contour banks under a whole farm Soil Conservation Plan. Three Mile Creek has double frontage to the seasonal Three Mile and Adelong Creeks and one equipped bore that supplies the house as a back up. Extensive excavation work over the last few years have been completed on over half of the dams. Three 22,000 litre tanks are also used for water reticulation, feeding 13 cement troughs.
Three Mile Creek boasts an impressive main weather board homestead comprising of five bedrooms and two and a half bathrooms, set in expansive established gardens. Established pastures on Three Mile Creek include Sub Clover, White Clover, Serradella, Birsurella, Phalaris and summer grasses including Premier Digit, Consol Lovegrass, Bambasti Panic grass and Rhodes grass and lucerne. There has been 40 hectares of new lucerne planted this season, Spring 2021. Three Mile Creek boasts an excellent super history with majority being spread over the last five years.
The property has been conservatively stocked running on average 1000-1200 ewes and 1000 wethers, 200 cows and offspring in addition to 200-300 hectares of cropping.
